Your Guide to Booking with Coastal Premier

Terms & Conditions: Please carefully read the following Terms & Conditions that will appear on your reservation contract with Coastal Premier Properties.

Rental Periods: During the Summer, (Memorial week to Labor Day week) reservations are for full-weeks only and the turn day is Saturday to Saturday.  From January through Memorial Day and late August through December, partial weekly rentals (3 night minimum) are allowed for most rentals.

Reservations may be made by phone or online. After a reservation has been made, we will send a rental agreement to the name on the reservation. All further communication will be made with that person only. If you have any special requirements or a particular need, please call our office at 910.6+22.1719 prior to confirming your reservation.

What does the total cost include?: The total price for a vacation rental with Coastal Premier Properties is comprised of the following: base rent, taxes (NC sales tax + local accommodations tax) + Travel Insurance (optional) + Security Deposit Waiver OR  damage deposit + reservation admin fee.

Security Deposit Waiver: In lieu of a Damage Deposit, you may choose to accept the Security Deposit Waiver for your vacation. This plan covers up to $3,000 of accidental damages. Click on the following link for more information: Security Deposit Waiver.

Cancellations:  All cancellations must be received in writing (e-mail, letter). If the property is re-rented on the terms set forth herein, Guest shall receive a refund of all payments made, less a $100 cancellation fee, reservation admin fee + tax. Otherwise, Guest is not entitled to a refund of rent payment made hereunder. Guest may not sub-lease. Please see Terms & Conditions for complete cancellation policy.

What’s Provided in the Rental Properties: Each of our properties are individually owned.  The owner has furnished and equipped their property. Most kitchens are well equipped, but if you have a favorite kitchen item, you may wish to bring it with you. Though the appliances may vary, each property is furnished with cooking utensils and dining service for the number the house accommodates.  All of our properties include Central Air Conditioning, Color Cable TV or Streaming, Internet Access, Washer/Dryer access, Fully Equipped Kitchen (microwave, dishwasher, coffee maker, blender, toaster, pots/pans, dishes, utensils, glassware), Bedding (pillows, comforters or bedspreads for the beds – excludes sleeper sofas), Iron and Ironing Board.  Amenities provided vary by property and owner preference.

Pet Policies: Coastal Premier Properties provides three options of accommodations regarding pets.                                          Please note: Only dogs are allowed in pet friendly homes.

  • Pet Free – Pets are not allowed by guests or homeowners
  • No Pets – Guests are not allowed to bring pets though homeowners can
  • Pet Friendly – Guests are allowed to bring pets for a fee

Linens: All of our rental homes do include bed and bath linens.  Bed making is not included.  

Starter Kit:  Your property will come with a starter kit which includes; 1 roll of toilet paper per bathroom, 1 roll of paper towels, 3 oz dish soap, 4 dishwasher pods, 1 Tide pod, 2 Bounce Sheets, 1 coffee packet, 4 coffee pods and creamer.  

Beach Furniture: Beach furniture is not provided but may be rented from one of these local companies:

Office Hours
9:00 AM to 5:00 PM Monday through Saturday. In observance of the Christmas and New Year’s holidays, our office will be closed December 16, 2023 and will reopen on January 2, 2024.

Check-in: Check in begins at 3:00pm.  Once the property is cleaned and inspected you will receive a text with your entry code to the property.  Please do not go to the property until you receive your text. Doing so may delay your check in as cleaners and inspectors will not stop if there are cars in the drive way.

Late Check In: As long as your rental agreement has been signed and your reservation is paid in full you can check in after 5:00pm. Please call us if you think you will be arriving past 5:00 pm to make arrangements for your check-in.

Check Out Time: Check-Out time is 10:00 a.m.  

Parking: Parking varies between properties. Please check our website for parking information on the property. Please note that the towns of Surf City (April 1 – October 31) and North Topsail Beach (year around) require paid parking in public lots.  You can get more info about parking here for Surf City parking and North Topsail Beach parking.
